Deciding where, when and how to view a property abroad

When moving to another country it is often the simplest of things which prove to cause the most stress and problems. Deciding on the actual country you want to live in is not usually a problem, after all there is usually a specific aspect that draws you to the country in the first place. The actual location on the other hand, could be more difficult, especially if you have visited many different places in the country and like them all!

You also need to know when is a good time to realistically begin property hunting in your ideal country. For example if you are moving to Australia or the USA, there is no point in looking for your dream home if you have not yet sorted out your residency visas. Equally, there is no use in leaving it too late so that you have everything sorted and are ready to go, but then struggle to find a property that suits your tastes, needs and budget. Be sure to make a timeline of stages in the moving process which require you to have sorted things by a certain time; this gives you a good idea of when to start viewing properties, as you need to consider the time it takes to put in an offer, find out if it has been accepted, get a survey done and so on.

If you are open to new suggestions when it comes to the area in the country, then why not let the estate agent know what you are looking for, and then have them suggest different areas for you based on your requirements. This way you will have peace of mind knowing that you looked at many different areas and made an informed decision rather than settling for what you could find in just one area.

The where and the when are not the only things you need to consider when buying abroad, there is also the how. Will you simply view a property and area online? Will you visit the country to look at the properties yourself? Or perhaps you will have someone look around the properties on your behalf (if you have friends or family already living in the country). If you are moving far away to Australia or New Zealand, it is not as feasible to ‘pop over’ for a property viewing visit like it would be if you were going to Spain or France or somewhere equally as close.

Whatever the means you choose to research and indeed view the properties, it is important that you are in a position to make an offer, both in terms of being organized and also financially. More often than not a property will come up at the last minute which is perfect for you and you may want to stake your claim to it right away. That said, it is important that you stick close to your requirements and don’t allow yourself to be talked into making any rash decisions whether by the vendor or the estate agent. Take your time and make sure every step of the buying process is witnessed by a lawyer.
