Buying land and property abroad
We all know how stressful it can be to buy a property in the UK, let alone to buy a property in a foreign country. There are certain must-dos that you should bear in mind no matter where you are buying and there are also certain things you will have to do if you move to a specific country.
To put things into perspective, some countries, such as Bulgaria will not let foreign nationals purchase land (including a property garden); it can only be purchased through a limited company which you will need to set up if you want to buy any type of land or a property with land. In other countries where land is purchasable by foreigners, there may be restrictions on the size of that land, for example New Zealand and Turkey both have limitations. It is important to find out if there are any limits on purchases by foreign nationals or other rules and regulations surrounding land purchases.
If you are moving abroad permanently you will need to find out if the country you are going to will allow you to live and work there; for example many of the Caribbean islands only allow Caribbean nationals to take jobs. Unless there is nobody else to do the job, then a foreigner will not be awarded the job vacancy.
You should treat a property or land purchase in any country the same way you would if you were doing the purchase in the UK. Try not to get too excited by the prospect of moving abroad and let yourself be talked into signing something that you are not absolutely sure of. It is important to get recommendations from people who have used services and people and that you use reputable companies to help you.
Never be pressurised into making any decisions when it comes to buying or signing anything. When it comes to paying a deposit or a payment for your overseas purchase you should always seek advice from a currency exchange specialist, rather than using a bank. Specialists can help you to save lots of money by offering better-than-bank rates, often up to 4 per cent better. They can also advise you on the best time to move your money and sometimes reduce or completely eliminate any transfer fees that you may be charged.
